| 职位描述及要求 | |
Job Description: -Provide financial management for the Property Division, including the timely and accurate production of external and internal Financial/Management Accounts; the preparation of business plans, annual budgets and re-forecasts; cash flow reports and ensuring appropriate internal control processes are in place. -Lead the finance team for the Division, having overall responsibility for finance, treasury, taxation and accounting. -Financial Accounting: Prepare entity level statutory accounts for the legal entities within the Property Division; Review Property Division sub-consolidation for incorporation into the Group consolidated year end and interim financial statements; Liaise with external auditors and advisors re Property Division legal entity and consolidated financial statements. -Treasury/Cash Management: Liaise with Head of Treasury (Corporate) and Banks on treasury, forex, fund investment and other banking facilities; Ensure daily cash report and weekly cash forecast are submitted; Manage payments to contractors and cash collections from customers in conformity with contract terms. -Management Accounts and Reporting: Ensure monthly Management Accounts pack is prepared and submitted in accordance with timetable issued by Corporate ensuring variances are explained/investigated and proposing corrective management actions as appropriate; Prepare draft Monthly Commentary for review by MD and inclusion in the Monthly Report pack. Produce/submit monthly Flash Earning Report. -Financial Planning and Analysis: Manage the business plan, annual budget and quarterly re-forecasting process and produce the consolidated business plan, budget and re-forecast together with appropriate commentaries, explanations and assumptions. -Performance Management: Monitor the financial performance of the business, sales, gp%, expenses, returns and cash flow of the business and highlighting to management key trends and proposed actions to address variances and drive performance. -Taxation: Monitor the tax regulations and proactively manage the tax costs working with outside experts as appropriate in developing tax planning strategies; Prepare periodic (at least twice a year) tax reconciliations to ensure that the tax charge in the P&L Account is properly understood and the tax is properly accounted for; Prepare and review draft tax returns for the legal entities within the Property Division; Liaise with tax advisors and Corporate with regard tax planning, tax issues and the tax computations. -Financial Control/Internal Control Environment/Risk Management: Ensure together with General Management appropriate authority limits, credit control and internal control processes are in place; Monitor accounts receivable, and other balances due to the Property division and ensure these amounts are collected on due dates, taking appropriate follow up actions for amounts not received on the due dates and ensuring appropriate reports are available and General Management are advised as appropriate; Monitor expenditure on Properties under Development against budgets/ contracts/ quotations / project plans ..etc taking proactive actions with respect to potential over-runs and ensuring management are kept up to date on any material changes in costs incurred, costs to complete and total project costs; Monitor capital expenditure against the pre-approved budget; Ensure appropriate manuals are in place and up to date; Ensure appropriate Risk Management processes are in place and key risks are understood and managed. -Management/Functional Leadership: Ensure appropriate resourcing and supervise daily operation of treasury, finance and accounting functions of Property Division; Coach and develop Property Division finance staff; Act as key interface with Corporate Finance function. -Contracts and Negotiations: Support Division Management in reviewing and negotiation of major contracts with contractors, real estate agents, tenants, suppliers and partners. -Ad Hoc: Assist in other add-hoc assignments as required.
